Realistic Lifespan Expectations
A properly installed paver patio in the Abbotsford area should last 25 to 30 years or more with basic maintenance. That number assumes the right things were done during installation: adequate excavation depth for our clay soil, properly compacted road base, correct bedding sand thickness, and polymeric sand in the joints. We have seen patios that were installed well over 20 years ago that still look solid and function perfectly. We have also seen patios that fell apart in three years because the base was inadequate. The paver itself is almost never the point of failure. The base beneath it is.
Factors That Shorten or Extend Patio Life
Base depth is the number one factor. In Abbotsford clay, anything less than 8 inches of compacted gravel base is asking for trouble. Second is drainage. If water pools on or under the patio, the base erodes and pavers settle unevenly. Third is joint sand maintenance. Once polymeric sand wears away and joints open up, water and debris work their way into the base layer and accelerate deterioration. Fourth is tree roots. Large trees planted within 10 feet of a patio can lift and displace pavers over time as roots expand. We always recommend planting large trees well away from hardscaped areas.
On the positive side, pavers are one of the few hardscape materials that can be lifted, the base corrected, and the pavers relaid. This repairability is a major advantage over poured concrete, which is a complete tear out and replacement when it fails.
Maintenance That Extends Your Patio's Life
The maintenance list is short and manageable. Power wash once per year in spring to remove moss, dirt, and organic staining. Reapply polymeric sand every four to six years or whenever you notice joints opening up. Sweep leaf debris off the surface in fall before it decomposes and creates a moisture layer. Check the patio perimeter for any pavers that have shifted or settled, and address them promptly before the issue spreads to neighbouring pavers. These four steps take a few hours per year and are the difference between a patio that lasts 15 years and one that lasts 30.
Signs Your Patio Needs Attention
Watch for pavers that rock when you step on them, visible gaps between paver edges, pooling water that did not pool before, and pavers that have sunk below their neighbours. All of these indicate base movement or joint sand failure. Catching them early means a localized repair rather than a full rebuild.
