Realistic Lifespan Expectations

Quality polyethylene artificial turf installed on a properly prepared base will last 15 to 20 years in the Fraser Valley climate. Some manufacturers quote 25 years under ideal conditions, but we prefer to give our Abbotsford clients a realistic range based on actual wear patterns we have observed across hundreds of installations. High traffic areas like walkways and play zones may show wear sooner than a decorative front lawn that sees light foot traffic.

The base beneath the turf has an even longer lifespan. A well compacted road base and drain rock foundation will last decades. If your turf surface needs replacement at year 15 or 18, the base can often be reused with minor top up and recompaction, which reduces the cost of a second installation significantly.

UV Resistance and Colour Retention

UV degradation is the primary factor that limits turf lifespan. Sunlight breaks down the polymer chains in turf fibres over time, causing them to become brittle and lose colour. All reputable turf products include UV stabilizers in the manufacturing process, and the better products are tested to withstand thousands of hours of accelerated UV exposure.

In Abbotsford, we get fewer intense UV hours than cities like Kelowna or Phoenix, which means our turf tends to retain its colour and flexibility longer than turf installed in hotter, sunnier climates. South facing yards with full exposure will show more UV wear over time than shaded or north facing installations.

The areas of your turf that get the most foot traffic will show wear first. Common patterns include pathways between doors and gates, the area directly in front of a BBQ or patio, and the paths dogs run repeatedly along fence lines. In these zones, the turf fibres flatten and the infill compacts.

Regular brushing with a stiff bristle broom resets the fibres and redistributes infill, which extends the life of high traffic areas. If a small section does wear out before the rest of the lawn, we can patch that area without replacing the entire installation. Warranty Coverage: What It Actually Means

Most quality turf products come with a manufacturer warranty of 8 to 15 years. These warranties typically cover UV degradation and fibre loss but do not cover damage from improper installation, chemical exposure, or physical abuse. The warranty is only valid if the turf was installed according to manufacturer specifications, which is another reason to hire an experienced installer.

Signs Your Turf Needs Attention

Watch for persistent matting that does not respond to brushing, visible colour fading compared to shaded sections, fibres that snap or crumble when bent, and seams that begin to separate. A full replacement is only necessary when the turf surface has deteriorated across the entire area to the point where brushing and infill top ups no longer restore its appearance.
